Please pardon the lack of any nice formatting on this page… It’s pure business, and I don’t want to spend any more time on it than necessary.
If you are reading this, most likely it is because you did a web search for “Roseanne Pahnka”. Maybe you are a landlord of a rental property, an apartment manager, or a creditor performing a little due diligence before doing business with Roseanne Pahnka. If so, you are in the right place.
Her birth date is in 1971. Her SSN ends in “9”. On her application she lists her mom living in Natchez Mississippi as her emergency contact. If all that matches we’re surely talking about the same person.
In October 2016 I leased out my home because I wanted to travel some while living inexpensively as I attempted to continue building my web business. I just couldn’t do all that leaving the house empty, so I leased it out.
Roseanne Pahnka was the first applicant. In person she is very convincing. She was (probably still is) a registered nurse. She came to view my house straight from work driving her 2010 Audi Q5 SUV and wearing nursing scrubs. She had the look of a highly responsible, hard-working professional.
Well, after she defaulted on my lease, trashed my house, FAKED HER OWN DEATH (details and proof below) in hopes that I would not seek eviction or back rent, I feel compelled to do my little part to help spare others from similar misfortune.
And since I don’t want to go through the trouble of learning how to get these events officially on her credit record, and since I know I won’t see a dime of what she owes me, I decided to put up this web page telling the story.
We can start with her credit rating. She has none – so she says. She says this is the case because she was married to a very wealthy man who had all accounts in his name, so when she got divorced her credit history was like that of someone who just landed on earth yesterday!
I actually know someone for whom that was a true story, so it was believable.
The “story” starts from the very beginning. I feel so foolish for not noticing the wierd circumstances from the beginning.
She was the first person to respond to the ad for my house. She came out after work, looked at it, and was immediately interested. She took the application to fill out at home and then email back to me (a scanned copy). Well, that application never made it. After a few days I called her to ask about it and she said she had tried to send it, but that “the email didn’t go through”.
By the way, if you do business with her get used to hearing things like that! “I tried to email you”, “I made the rent deposit… you don’t see it?”, “There was a problem at the bank”, etc., etc., etc. Don’t say I didn’t warn you!
After a few days I assumed she just wasn’t interested and was too nice to just say “No”, so I just moved on and forgot about her.
Then maybe a week later I got a text asking the status of her application. I let her know I hadn’t received it.
So, seeing that she wasn’t competent with email I asked if if she wanted to just bring a hard copy of the completed application to the house. She agreed. I let her know that the day she was planning to bring it that I would be out from 3PM till late, but that if she came while I was out she could just leave the application by my back door.
I came home that night and there was no application by the back door, front door, neighbors’ doors, or anywhere else. I didn’t know what to think, so I just again assumed she wasn’t interested and forgot about her.
Then again, maybe a week later, I received a text message from Roseanne asking the status of her app!
I told her I hadn’t received it. She assured me she left it at the FRONT DOOR between the screen door and wood door. I told her it wasn’t there, or anywhere I could find. She said that she would try again to email it.
But she expressed NO ALARM that a four-page application with her SSN, birth date, references, work places, income amounts, etc., was LOST. Wouldn’t you freak out if that happened to you?
It seems quite certain that she didn’t even come by. I’m not even sure why she would lie about that.
Well, extrapolate that kind of thing out a thousandfold and that’s what actually renting to her is like.
Not even ONE TIME did she pay rent on time. Initially it was usually only a few days late, not even into the late-fee period, so I didn’t lose sleep over it. But she just could not make rent on time if her life depended on it.
And the explanations were always head-scratchers.
I had set up a checking account solely for her to deposit rent into. I can always check real-time figures in that account online or with a mobile app. When a deposit is made it IMMEDIATELY shows up. The funds may not be available immediately, but an electronic record of the event is always immediately available.
Rent was due on midnight of the first of each month. When it wasn’t there on time (which it never was) I would text her. You’ll see this in the text message history I post below, but she would say things like “Yes, I’m not seeing a record of it in my account either… I will check with my bank… not sure what happened…”
OF COURSE she didn’t see a record in her bank yet. She makes an in-person counter deposit at my bank and it will take at least 2-3 days for that to get back to her bank.
OK, but this is the SMALL STUFF.
In mid-February 2017 she informed me that her workplace had a layoff and since she was the last hired, she was the first fired. She said she was looking for a new job, but that March rent would definitely be late.
Well, it’s a fairly well known fact that in the Dallas/Fort Worth area nursing is a GOOD PROFESSION. Nurses aren’t ever out of work very long. So I figured it was worth it to not evict her. Evicting is costly anyway, plus I would almost certainly miss out on at least a month of rent.
I was managing this rental from EUROPE, so if I did evict and got another renter in there, it would be through a professional property manager who would charge me 75% of the first month of rent collected for the service of finding a renter and getting him/her/them under lease.
Sure enough, though, Roseanne got another job in just a few weeks. She provided me with a catch-up schedule based on the pay schedule at her new job. She would pay March rent by the end of March, April rent by April 14, and May and following on time.
I never saw another dime. But I did hear MANY colorful excuses and entertaining stories…
Instead of describing it here, let me paste the text message history below and interject a little commentary along the way. I use Google Voice which gives me the ability to fairly easily download the entire text message history to/from any given phone.
NOTES:
* After December 1, 2016 all time stamps are Eastern European time zones (7-9 hours ahead of Dallas, depending on the exact date).
* In all messages below all texts marked as “Cindy” or “Roseanne” are from the same number, the main number Roseanne used all along. Later in the dialog someone identifying herself as “Cindy”, supposedly Roseanne’s sister, was texting from the same number. I don’t know for certain that this “Cindy” really exists. It could just be Roseanne’s alter ego.

Less than a week after Roseanne Pahnka moved into my house a neighbor called me about her having FOUR dogs (TWO are listed in her application and specified on the lease), and that they were getting into that neighbor’s yard. The following exchange is about that.

Our arrangement was that she deposits money directly in to a checking account I set up for the house. The instant a counter transaction occurs, it shows up in my online records. She could deposit a blank sheet of paper into my account and it would show up immediately. She would never need to check her account to see why it “didn’t go through” (a favorite phrase of hers)

NOTE that every time this crap happens, when I later look at the scanned images of the deposit slips and checks, it’s all hand-written with Feb 7 as the date… All this lunacy from the 3rd through 7th was just a show! Is she really this stupid? My bank people say that when someone comes in and makes a deposit, they take the slip and the check and deposit it. They NEVER “hold it” because a “flag is sent up”.
OK, starting now it gets more interesting, but let’s pause and do a little high-level analysis here. You see how I say “I’m sure I’m just missing something, and a few minutes on the phone would clear it up”? I ALWAYS felt like that. I felt like she was being honest, but either misunderstanding something or miscommunicating. But it was hard to imagine how someone could be so ridiculously lacking in basic skills of managing adult life. A day late now and then with a simple, “Sorry, I just didn’t make it to the bank on time” is one thing, but EVERY MONTH there are these wild stories that seriously just don’t add up!
Like “It is a Regions Bank thing and them not wanting to do business with bank of America”!

OK, where do I start? Fell while changing AC filter? I’m really not buying it… REALLY. The AC is in the attic, which is hard to get to. Yes, it is in the lease that quarterly changing of the AC filter is her responsibility, but I don’t believe she could do it herself. She even acknowledges in a much earlier text – included above – that she can’t do it. AND, even if she did, the filter is not located anywhere near the entrance to the attic, so if she fell, it would have just been to the floor of the attic, unless of course she fell OUT OF THE ATTIC before getting to the AC.
BUT, of course I was initially shocked by the news and felt bad for her. But subsequent evidence casts all this in serious doubt.
ALSO, note that the accident happens when she’s a month behind on rent. Also note that on 4/3 she says “last wednesday I fell at the house”. “Last Wed” would then be March 29. Previously she said she expected her first paycheck in the 3rd week of March. That means the first paycheck was scheduled for March 21 at the latest.
THAT would mean that the scheduled first pay date of Mar 21 was a week past by the time of her supposed accident. It seems that the natural thing to do for a woman who lost her job and was behind on all her bills would be to IMMEDIATELY investigate the missing paycheck. But instead she just kept going to work (supposedly) and didn’t even notice the missing paycheck.

Even if Roe, Cindy, and their mom were all young and healthy they’d still hire movers for this!
And about the water… the notice on the door didn’t say the water was off, it said that the city of Lewiville (who provides water) received an NSF check! And, FYI, if you are Roseanne’s next landlord and she says she just doesn’t have any credit history, she’s lying and providing you a fake SSN. I’m sure an NSF to a city government shows up on a credit report.

Well, that pretty much seals the deal… “we do not know if she is even going to live through the day much less the week”. Right. At this point I seriously don’t believe ANYTHING I hear from her/them/it.
And notice that at no point does Cindy mention what hospital they are in. She says way back in the beginning of the “Cindy Section” that they are in an ICU in Dallas. So, I called nearly every hospital I could think of asking if Roseanne was registered there. Of course hospitals won’t give out information on the condition or treatment of a patient, but they all will verify whether someone is checked in.
I called Parkland, SW Medical Center, Medical City, Presbyterian, and Baylor, all in Dallas. None of them had Roseanne. Then I called the next 15 biggest hospitals in the whole DFW metroplex. None of them had Roseanne.

So, she’s at Parkland – the very first hospital I called, BUT, I can’t verify because of this supposed ex-husband thing… Oh, and I can’t send flowers either – which would verify her presence there. NOW I’m 100% this is ALL BS.
AND, by this time I had done some of my own P.I. work and discovered with complete certainty that Roseanne wasn’t even in the hospital, injured, or sick at all! I don’t want to disclose the methods of my investigation at this point, but it’s a 100% sure thing!
And, note above Cindy says the hospital is pressing for a decision to remove the ventilator (i.e. “pull the plug”, meaning Roseanne DIES). Once I verified that the whole hospital/sick/injured/coma thing was a scam, I made a prediction… They were going to take her off the ventilator and she would resume breathing on her own, or something like that. She wasn’t going to DIE. This was all a scam to distract me, engage my sympathies, etc. so that I wouldn’t take legal action. But shit, I OFFERED to let her out of the lease!

They never did leave keys or remotes with my neighbor. My friend went into the house to inspect, as permitted by the lease, and found it TRASHED. They even left food in the frig even though the power was out for weeks! I will need to replace all the flooring and paint the entire interior.
To be honest, I really still don’t know what to think. It’s easy to say “It was just a scam”. Obviously it WAS a scam, but I don’t think it was pre-meditated. I mean really, she got the power and water to the house shut off for non payment even though all her crap was still there.
Although this is totally without actual evidence, I would say there is some big piece of the puzzle missing. I’d guess she has alcohol or drug issues which keep her unable to keep a job or meet her responsibilities. I just think of my previous roommate who had that problem. There were a lot of similarities.
But, back to business… If you are a landlord, employer, or creditor looking to do a little due diligence on Roseanne Pahnka, BE AWARE. Get a desposit the amount of 3-6 months, inspect often, put up 3-day notices to vacate the first day rent is late, charge HEFTY late fees, and accept no excuses!
Better yet, reject her application.
